AVAILABILITY: Applications for apartment homes will be accepted on a first-come, first serve basis and are subject to the availability of the apartment floorplan requested.
RENTAL APPLICATION: An applicant 55 years of age or older must complete a Rental Application. Any omissions or falsifications may result in rejection of an application or termination of a lease.
IDENTIFICATION: A valid government-issued photo identification is required from each person aged 18 or older prior to showing an apartment home.
OCCUPANCY REQUIREMENTS: A maximum of two persons shall occupy the same bedroom. All household members of the apartment home must be 18 years of age or older. New occupants must be approved by the office prior to move-in.
RENTAL HISTORY: An applicant may not have any unresolved debts to a current or previous landlord.
INCOME CRITERIA: Proof of income is required. 33% of gross monthly income must be greater than or equal to one months rent. A maximum of two persons may combine their income to qualify for apartment rental income requirements. All parties on the lease are required to qualify without the support of a non-resident co-signer.
CREDIT HISTORY: Each applicant is subject to credit approval and will be processed through a third-party screening agency.
- CRIMINAL SCREENING: A criminal background check will be conducted on all applicants and occupants (18 years of age and older) by a third-party screening agency.
