• AVAILABILITY: Applications for apartment homes will be accepted on a first-come, first serve basis and are subject to the availability of the apartment floorplan requested.

  • RENTAL APPLICATION: An applicant 55 years of age or older must complete a Rental Application. Any omissions or falsifications may result in rejection of an application or termination of a lease.

  • IDENTIFICATION: A valid government-issued photo identification is required from each person aged 18 or older prior to showing an apartment home.

  • OCCUPANCY REQUIREMENTS: A maximum of two persons shall occupy the same bedroom. All household members of the apartment home must be 18 years of age or older. New occupants must be approved by the office prior to move-in.

  • RENTAL HISTORY: An applicant may not have any unresolved debts to a current or previous landlord.

  • INCOME CRITERIA: Proof of income is required. 33% of gross monthly income must be greater than or equal to one months rent. A maximum of two persons may combine their income to qualify for apartment rental income requirements. All parties on the lease are required to qualify without the support of a non-resident co-signer.

  • CREDIT HISTORY: Each applicant is subject to credit approval and will be processed through a third-party screening agency.

  • CRIMINAL SCREENING: A criminal background check will be conducted on all applicants and occupants (18 years of age and older) by a third-party screening agency.

    • Types of offenses that may result in denial include (but not limited to): Violent crimes, Animal cruelty, Assault and battery, Drug trafficking or manufacturing, Property-related crimes, Weapons charges, Sexual oriented offenses.
    • We follow a fair assessment of criminal records, taking into account, the nature and severity of the offense, the date of conviction, and the number of offenses.
    • We can only verify this information based on what has been provided to us by the applicant and third-party screening agency.

  • APPLICATION FEE: A non-refundable application fee is required per applicant.

  • ADMINISTRATIVE FEE: A non-refundable reservation fee is required per apartment.

  • SECURITY DEPOSIT: A deposit should be submitted along with the rental application(s) to reserve an available apartment home. It is understood that the security deposit will be refunded if cancelled within three (3) days. It is further understood and agreed between the parties that in the event that the application is approved, and applicant cancels after three (3) days, then deposit is non-refundable. If an applicant(s) application is denied, we will refund, in full, the deposit within thirty (30) days from the date of denial.

  • RENTERS INSURANCE: All renters to provide proof of rental insurance on or before move-in. Coverage amounts must include: $5,000 for personal property, $300,000 for liability, and a deductible of $500(or less).

  • PETS: A maximum of two pets are allowed per apartment, with a 75lb weight limit in total. Breed restrictions will apply. The execution of a pet agreement is required per pet.
